What do you think of when someone says they have a “Luxury” property? Do you assume a certain price point? A glitzy high rise downtown? Or an exclusive island for a vacation property? Is it a price point…a look…or both?

RE/MAX Canada defines luxury price threshold in each respective market at 2.5% higher than the average price in that market. However, even if the property meets the monetary requirements, the price tag is not the sole criteria in characterizing the property as luxury real estate. Home values vary from market to market and prices fluctuate based on economic conditions, as we all know. With that said, what does luxury real estate really mean? And how do you qualify it?

RE/MAX Niagara & Escarpment’s Luxury office curates listing from all of our branch offices daily to identify the best of the best properties that meet the initial monetary requirements. We then investigate further for non-monetary criteria such as desirable location, condition of the home, presentation of the home and property, unique luxury features and exceptional finishes. These have the ability to further qualify a listing for submission to a variety of global and international web platforms. To be clear - a home can be priced above the threshold for that area and not be selected for the luxury web platforms because the non-monetary criteria don’t elevate the property to a true luxury standard.

Another critical marker in order for a property to qualify as luxury at RE/MAX Niagara & Escarpment is exemplary, high-resolution photography and video. Videos must also be hosted on Vimeo or YouTube in order to be posted to these sites. Our Luxury sites have statistically proven that listings with high resolution images outperform listings that don’t, with more hits, saves and leads.

If your listing meets all of the abovementioned criteria, our luxury experts will automatically submit your listing to all of the qualifying websites – you don’t need to do a thing! Once your listing has been published, you will receive an email with all of the links on these portals to share with your clients. The portals are listed on Office Tools, and I highly recommend that you spend time reviewing the content, features and blogs that these luxury websites have to offer to further your understanding of the world of luxury.
